I guess it's best to buy a land, get the loan and buy at least 8000 sqft...and when you think it's time for you to build your dream house. You can sell the 4000sqft and you can have your dream house. " Or" you can talk to builder. Where you don't have to spend a penny and they will build your dream house. However, location plays a vital role

if you are ok with less amount of safety/security/convenience then its ok live like this. But its always a personal choice rather than a financial decision in my sense.

You can search for caravan builders on YouTube specifically for the city in which you reside. If not available in your city there might be options in cities nearest to your place. You can view their videos and get an idea of their work.
